RCA’s Third Quarter 2010 Cap Rate and Price Trends

  • Deals during the third quarter averaged $154 per square foot—the highest figure since the second quarter of 2009. The average was $15 per square foot more than during the second quarter of 2010.
  • The average cap rate during the quarter was 7.79 percent—a 20 basis point decrease from the prior quarter. Cap rates peaked at 8.25 percent during the fourth quarter of 2009 and have fallen during each of the first three quarters of 2010.
