The goal of the renovation and expansion of Northridge Shopping Center was to transform the facility into an upscale center. The challenge lay in re-facing several old buildings and constructing a new retail center without jeopardizing the business of existing tenants, all within an extremely tight budget. Through an elaborate logistical plan, areas of the old center were razed in phases and 165,000 sq. ft. of new center was constructed along with a new 75,000 sq. ft. addition on the assembled parcels of property.

A palette of traditional materials, including classic earth-tone finishes, was specified to project an image consistent with Florida architecture. To increase the center's visibility from the adjacent roadway, the architect designed 42- to 58-foot high facades to identify major tenants and 24- to 36-foot high parapets for the remaining shops. To enhance the height of the elevations and create "relief" among the continual facade, cornices were used to vary the roof levels and give separate identities and individual entrances for each store, linked by a covered promenade.

An enhanced exterior lighting system, averaging more than 16 foot-candles of light, was designed to provide a sense of security and enhance the center's nighttime attraction. Incorporating lush landscaping throughout the center site enhanced the new architectural elements.
