Starting as a design boutique in 1993, Dougherty Schroeder & Associates, Inc. has grown into a full-service, nationally recognized leader in design of lifestyle and mixed-use centers. Our award-winning solutions for The Avenue at East Cobb in Atlanta and the Deer Park Town Center in Deer Park, Ill., have put Dougherty Schroeder on the forefront of this continually evolving project type. Such recent projects as Turnberry's Destin Commons in Destin, Fla., have added department stores, theaters, and upper-level offices to the traditional lifestyle concept, resulting in additional energy and pedestrian presence on the street. Poag & McEwen's Shops at Centerra in Loveland, Colo., also features department stores, and Legendary's Harborwalk Village adds two 10-story time-share towers to 200,000 square feet of retail and entertainment uses, all overlooking Destin, Fla.'s spectacular fishing harbor.
For General Growth, Dougherty Schroeder is investigating the addition of lifestyle components to a number of their already successful malls, and on Long Island we are working with AVR Realty on an 800,000-square-foot hybrid, big-box lifestyle center situated near the Hamptons.
For us, the culmination of these trends is The Forum in Sunnyvale, Calif., a 3 million-square-foot redevelopment of four blocks in the heart of this high-tech city's dynamic downtown. Combining 200,000 square feet of upper-level office space with two existing department stores, 600,000 square feet of new retail, a third-floor theater and health club, and 300 housing units, the Forum at Sunnyvale will become a model for future mixed-use developments here and abroad.
