A new generation of mixed-use sustainability is emerging and advancing well beyond traditional practices of technology, materials, recycling, energy reduction and improvements in mechanical and electrical standards. The advent of a new trend, which we define as “one-stop living,” is fostering a sustainable lifestyle derived from a holistic approach to New Urbanism and 24-7 mixed-use developments.

It is remarkable how traditional sustainable practices have been absorbed into the design and construction of built environments. What is even more significant is how this new approach to mixed-use development is enhancing quality of life and creating a convergence of live, work and play.

The new generation of mixed-use sustainability can be outlined by three guiding principles. The first is the importance of fostering a sense of community; providing a central place for gathering and reinforcing the identity of those it serves. The second is the creation of a whole that is greater than the sum of its parts. Each of the individual parts should be successful destinations in their own right, while also reinforcing each other so that each part is stronger through association. The third principle is choreography, which emphasizes the importance of interconnecting the component pieces and spaces. Moving through the mixed-use environment should be a seamless experience with a clear distinction from private and public areas.

These principles may seem like common sense, but they are difficult to achieve. History has shown that when they are, a mixed-use development is successful, and when they are not, results are limited. This generation of sustainability results in a holistic plan that fosters human interaction, communication and a sense of meaning with minimal consumption of resources.
