ka's combination of creative vision, market understanding and delivery expertise fosters planning and design solutions that entertain and inspire consumers, while being rooted in the business realities of our clients' developments. In addition to understanding the influences of good design, we also realize that cultural and environmental considerations play an enormous role in creating a truly successful project — one that becomes an integral part of the community it serves. With active projects in 24 states, Mexico and Canada, ka's reach and depth of experience continues to grow and flourish.

The Shops at Fallen Timbers, a General Growth Properties, Inc. development, is as an open-air lifestyle center located in Maumee, Ohio, overlooking a feature lake with streetscape design that creates a showcase for upscale retailers. ka's design features the characteristics of a quaint midwestern main street through detailed storefronts and freestanding retail. Opening in October 2007, The Shops at Fallen Timbers includes one million square feet of shopping, a future retail village and an entertainment/dining district surrounding the lake and plaza.

ka was retained by Lake Nona Property Holdings to design a 200-acre, mixed-use open-air town center to anchor the 7,000-acre master planned Lake Nona community. The Lake Nona Town Center is designed to be a super-regional shopping destination featuring a “downtown” area with retail, restaurants, and specialty shops integrating numerous place-making elements.

With the surge of investment in the renovation and repositioning of enclosed malls, ka has been collaborating with numerous organizations to analyze retail assets and develop creative strategies to refresh and renew these spaces. With CBL & Associates, Inc., ka completed four renovations over the last two years and currently has 10 projects in progress throughout the country. The scope of these reinvestment strategies has varied, including expansion, exterior and interior renovation along with the addition of lifestyle elements.
