Red Development LLC and Barron Collier Co. are developing a 2 million-plus-square-foot project in downtown Phoenix. Called CityScape, the project includes 200,000 square feet of retail. Callison Architecture Inc. is designing the development, which will include four towers with a mix of office, residential and retail.

At a cost of $125 million, Park Place Developers LLC will develop a pedestrian-friendly village in Leawood, Kan., with 125,000 square feet of shops and restaurants in addition to offices, mid-rise condos and a luxury hotel. Completion is scheduled for 2007. The master planner is Street-Works LLC in White Plains, N.Y. The local architect is Gould Evans. Walton Construction Co. is the contractor.

The Walters Group is developing Stafford Park in the Ocean County, N.J., township of Barnegat. Still in the its early stages, the project will feature a village center theme, homes, offices, municipal facilities and a 650,000-square-foot Town Square retail center with recreational space.

Transcan Development is building a $150 million master-planned community, Canyon Crossings, in Riverside, Calif., that will include about 740,000 square feet of retail and 144,000 square feet of office space as well as Chapman University.

Shea Properties and partner Capital & Counties USA Inc. have completed the first phase of construction at TRIO. A $70 million mixed-use property that takes up a city block in Pasadena, Calif.'s Playhouse District. It will include 14,600 square feet of street-level retail. Anchors include French 75 Bistro and Target.

Divaris Real Estate Inc. is developing Rock Spring Centre in Bethesda, Md., with more than 300,000 square feet of upscale retail space in addition to luxury condos and apartments, a five-star hotel and up to 700,000 square feet of office space. Divaris also plans Harbour View Town Center in Suffolk, Va., encompassing 2,000 acres of land, including 800,000 square feet to 1.2 million square feet of office, retail and residential space. Both projects are scheduled to open in early 2008.

New England Development has partnered with Cabot, Cabot & Forbes and Commonfund Realty Group to develop 4.5 million square feet of space along I-95 and next to the MBTA/Amtrak regional and inter-city rail terminal in Westwood, Mass. Westwood Station will include 1.2 million square feet of retail space.

The Town Square in Las Vegas is being developed by Turnberry Associates and Centra Properties LLC, with design by the Development Design Group. The town center will incorporate the traditional mixes of retail, dining, entertainment and residential, but will not include gaming, which is counterintuitive to most Vegas developments.

Sudberry Properties Inc., based in San Diego, is in the final approval phases of Quarry Falls, a planned mixed-use project in the Mission Valley area of San Diego. The more-than 230 acre development will feature retail, an arboretum, single-family homes, a childcare center, townhomes and a community center.
