CALLISON

Working internationally on some of the highest profile mixed-use projects in the world has demonstrated to us that a great project has clarity of vision and captures people's attention and imagination. This commitment to a singular vision, executed in bold gestures, is what sets these projects apart from many projects closer to home.

Take for example the Pearl-Qatar, a new island city and urban waterfront in the Middle East that has risen from the sea and will be home to more than 40,000 people later this year. With high-end retail and luxury condominiums set in a Riviera-inspired setting, the project has already returned dividends to early investors. Initial sales demand drove the original master plan from 12 to 31 residential towers. In the Philippines, Ayala Land's vision for a new business district in Manila created a heart for the community, which is not only a popular place to shop, but is the central gathering place to socialize in a lush tropical setting.

Given today's economy and a highly competitive marketplace, many developers are sensitive to taking such risks, and thus, many projects lack this singular vision. But it is often this resolute commitment that makes a project ultimately successful. In Bellevue, Wash., the Bravern was founded on a clear vision and inspired by landmark European retail destinations. Its commitment to luxury has secured such key retailers as the Northwest's first Neiman Marcus, Louis Vuitton, Jimmy Choo and Bottega Veneta. The office towers are completely leased to Microsoft and it is the most desirable residential address in the marketplace.

Differentiation in the marketplace has always been a critical component for any retail project. Committing to a clear vision is not only smart business but an imperative to success.
