Insecurity Complex

A recent study by the Institute of Real Estate Management reveals some tension between property managers and their tenants over the issue of security. By and large tenants want greater security measures, but don't want to absorb any of the added cost such measures might require. Interestingly, terrorism remains a low concern for owners and tenants. According to the survey, which covered all commercial property types, 46 percent of respondents said their tenants want more security, but expect the owner or manager to pay the costs. Only 15 percent say that tenants are willing to foot the bill. The top security issues ranked by respondents were car theft and break-ins, vandalism, controlling access to buildings, theft and robbery, and burglary/break-ins/trespassing. The most popular security measures put in place are fire extinguishing equipment, fire detection devices, security officers, closed-circuit television monitors and computer security.
